Leefort Terrace Affordable Housing in Salem, MA

We look forward to welcoming you home to Leefort Terrace in Salem, MA. Our community proudly offers affordable apartment homes designed to make comfortable living accessible for households that qualify under income guidelines.

All 124 apartment units at Leefort Terrace are income-restricted to households earning 50% of the Area Median Income or less. To qualify, applicants must meet specific income and eligibility requirements. During the application process, you will be asked to provide documentation that helps verify your household's income.

Every unit at Leefort Terrace is subsidized by Federal and State Low Income Housing Tax Credits and either Section 8 Project-Based Voucher (PBV) assistance or the Massachusetts Project-Based Rental Voucher Program (MRVP) assistance. As a result, all residents will pay 30% of their Gross Adjusted Income to rent. Utilities are included in the rent.

Leefort Terrace is currently accepting applications. While Beacon Communities owns and manages Leefort Terrace, the Salem Housing Authority (SHA) is overseeing applications for 108 Section 8 PBVs, and Beacon Communities is overseeing applications for Section 8 PBVs and Project-Based MRVP for the remaining 16 units. All interested applicants are encouraged to submit an application to both SHA and Beacon. Once screened by SHA or Beacon for income eligibility for Section 8 PBVs or MRVP, all applicants will be further screened by Beacon for eligibility for the Federal Low Income Housing Tax Credit program.

Income Guidelines

Eligibility for our affordable apartment homes is based on the number of people in your household and the combined annual gross income for all household members.

Please review the chart below for the maximum allowable household income limits at 50% of Area Median Income (AMI) for Essex County. (Income limits are updated annually, typically around April.)

*Gross Income is defined as the sum of all wages, salaries, profits, interest payments, rents, income from assets, and other forms of earnings before any deductions or taxes. Based on the chart above, you cannot reside at this community if your household income is above the maximum income limit per household size. Household size is determined by the number of persons referenced in the chart above. Section 8 voucher holder applications will be considered and screened in accordance with Section 8 guidelines for the voucher program focusing on income eligibility.

Application Process

We make applying for our affordable housing program simple and efficient. Applications can be completed online or by visiting our leasing office. Once submitted, our team will review your application and contact you if additional information is needed.

Common documentation that may be required includes:

* Recent paystubs or employment verification
* Benefit award letters
* Bank statements showing balances and deposits
* Birth certificates for household members
* Verification forms for additional income sources

Ongoing Eligibility

Each year, residents may be required to verify their income as part of the LIHTC program. This helps ensure continued compliance with federal and local regulations. Our team will notify you well in advance if an income recertification is required.
